Frustrating Real Estate Agents

Let me start off by saying - We love our agent. We couldn't have asked for a better one I don't think. He's the type of agent that not only wants the buyer to have every bit of house they ever wanted, but also isn't afraid to speak up if he notices something wrong. He has integrity - which, it seems most relators don't. For instance, we have walked through several homes. In each home, he would help us see potential, giving us some insight on possible renovations or changes we could make to make the property "more us." If something was wrong, rather then steer us clear of it, he blatantly points it out. He's not one to just want to sell the house for the money, he also wants his clients happy. We definitely would recommend him to anyone (and have). He and the lady next to his office have worked so well together. By teaming up, if we need something and one agent is busy, the other is informed on our case, and is able to answer our questions without skipping a beat. Also, they communicate well to one another, so we don't have to repeat ourselves, or go back and forth to get answers. It has made the home searching process so smooth, and very much stress free and enjoyable.

But other agents, from other companies, aren't so awesome to deal with. For instance, In December we looked at a home in Antelope Valley that we both saw a lot of potential in. The home had quite a few issues that needed remedied before we could consider purchasing it. Example, there was no AC. They had cut holes for floor vents upstairs, and put a window unit in the basement. Their idea was to use that unit, and force the air to the upstairs bedrooms (although not sufficient or practical). We ruled out the potential property because there was no AC. Come to find out, the lady I buy Scentsy from, is the home owners sister. When discussing the property with her, she said she would approach her sister with our questions. We asked her several - to which we received quick response. The homeowners were very motivated to sell, so we talked to our realtor and went back to the property. We were told they were willing to install AC, so again, this house was a consideration. Brad and I decided to make an offer to the sellers, including in the offer the installation of AC. The counter came back $9000 less then asking price, but no AC. The sellers realtor not only was a pain to get ahold of, but she also told us the sellers were not willing to put in AC! WHAT!? We were so confused. We also found out that the realtor discussed with her clients that their offer they countered, should be their bottom dollar. Needless to say after all the frustration and miscommunication and flat out misinformation, we walked away because the home still did not have central air! So we move on.

We have found another home, one we fell in love with early on in the home purchasing process. It's a new construction home, on a 1/2 acre. We originally ruled it out for the higher asking price, and the builder not willing to pay closing costs. Sometimes gems are worth the wait:) We noticed this past week the builder not only dropped the asking price $5000, but was also willing to pay closing costs. We now have our fingers crossed that we will end up in a very nice home, that we have to do limited work too (other then finish the walk-out basement in time). So excited to see what the future holds with this home  - especially after the last nightmare:)
